Pre-Design:
Meeting to discuss your current house, your wish-list, and how you envision living in your new space. Measuring and Photographing your existing house, Site, Zoning, and Building Code Review. Measured Drawings of your existing house.
Schematic Design:
A full range of possible solutions will be explored, resulting in about three different schematic designs. You will then decide which of those schemes works the best for you, or we can combine elements of various schemes to form a new scheme.
Design Development:
The chosen scheme will be further refined.The dimensions, materials, and details are then finalized. If necessary, we will co-ordinate with structural engineers, landscape architects, or other disciplines that may be required.
Construction Drawings:
Fully dimensioned plans, elevations, sections, foundation and framing plans will be produced for bidding, permitting and construction of your new house.
House Plans
A full set of Construction Drawings necessary to secure a building permit.
Lighting Design
A comprehensive lighting design plan and fixture schedules.
Custom Millwork Design and Details
Detailed drawings for custom cabinetry and built-ins.
Construction Administration
Assistance with the bidding process and builder selection
Weekly or as-needed site visits to ensure that the work is consistent with the drawings and with your intentions.
Pre-purchase Consultation and Feasibility Studies
Explore future expansion and adaptation possibilities for property that you are considering, or for property that you would like to sell.
